What Does Gutter Cleaning Actually Cost? A Straightforward Breakdown

A gutter-cleaning price should tell you something useful about the job, not just offer a tempting figure with no explanation. The amount of guttering is part of it, but so are the shape of the roofline, the way each section can be reached and what has built up inside the channels.

This is why two properties that appear similar can receive different quotations. A short, clear run around a straightforward home is a different piece of work from a property with several roof sections, extensions, awkward outlets or heavy, compacted debris. The sections below explain what is considered when the work is priced, so you can judge a quotation on more than the headline number.

Scope of Work

Every quotation starts with the scope of work. I look first at the amount and layout of the guttering, any separate roof sections, the number of outlets and hoppers, and whether conservatories, extensions, garages or other connected areas affect what needs to be done.

Customers get the most useful quotation when they state the full scope from the outset rather than assume something is included. If a particular section is part of the concern, or if a connected area affects how the job can be approached, it helps to make that clear.

Labour and Time

A large part of the cost comes down to labour and time. That includes setting up properly, moving around the property, clearing the material from the gutters and finishing the job properly for the condition and layout of the building.

A straightforward accessible run will usually take less time than a property with several elevations, awkward corners, restricted areas or heavier debris. The type and quantity of material matter as well, because light seasonal build-up is a different task from clearing wet sludge, compacted debris or growth around outlets.

Supplies and Equipment

The quotation also reflects the equipment needed to carry out the work suitably. Our preferred method uses long-reaching poles and ground-based gutter vacuum equipment where suitable, which allows many properties to be cleaned from ground level.

Higher or more complex sites, or properties where the roofline cannot be approached in the usual way, may require platform or cherry picker work. Where specialist access arrangements are needed, the planning and equipment involved form part of the quotation.

Exclusions and Add-ons

This section covers what is not included in the core gutter-cleaning price, such as repairs, replacement parts and work outside the agreed guttering and outlet scope. The service does include removal of the waste produced by the clean, so the site is left tidy once the guttering has been cleared, but other requested tasks should be identified clearly.

Underground drainage issues also sit outside the gutter-cleaning service. If the concern appears to go beyond the visible guttering, outlets or hoppers and into the drainage system below ground, you should refer that part to a drainage contractor.

Where a closer look at gutters or outlets is requested, a suitable handheld inspection-camera service may be available. These services should be shown separately and clearly in the quotation, and customers booking more than one service may qualify for a multi-service discount.

Logistics and Terms

Practical site details can also affect the quotation, including whether the team can work through the house or use a side gate, whether access around the property is straightforward, whether water and electricity are available on site where required, and whether parking, restricted access or narrow passages affect how equipment is brought to the property.
